Villa inspections in Lamai, Chaweng & Bophut.
New villas and resale homes across Samui’s east and north coasts. Before you buy or accept the keys, we inspect them with the same checklist, report and fixed fees as in Phuket.
New builds and resales.
Lamai, Chaweng and Bophut have a steady supply of new pool villas, and a growing number of resale homes only a year or two old. For a resale, the timing that matters is often the developer’s warranty: anything found while it is still running can be raised with the developer; after it ends, it becomes the new owner’s cost.
Samui’s heaviest rain usually arrives from October to December, and many villas sit on hillside plots above the coast. Waterproofing, drainage and how water leaves the plot deserve extra attention, along with everything on our standard checklist, including solar systems, which are increasingly common on Samui villas.
Local issues worth checking.
- 01
Warranty timing on resales
We help you inspect before the developer’s warranty runs out, so defects can still be claimed. Whether the warranty passes to you is one for your lawyer to confirm.
- 02
Rainy-season waterproofing
Roofs, terraces and wet rooms checked for damp before the October to December rains test them for you.
- 03
Solar installations
Panel mounting, roof penetrations, isolators, breakers, earthing and inverter data. Anything needing a specialist is flagged clearly.
- 04
Hillside plots and pools
Retaining walls, drainage across the plot, and pool shell, plant and bonding tested under load.
Everything on our published checklist.
- 150 or more checks for a pool villa, around 100 for a condo
- Every service tested live: water, electrics, air conditioning, pool plant
- Damp checks of roofs, ceilings, wet areas and terraces
- Solar systems inspected visually and functionally where fitted
- Photographic report within 48 hours, every defect located and graded
- Re-inspection available once defects have been put right
Four steps, before you commit.
- 01
Book
Tell us the development or location and your timeline. Access can be arranged through the selling agent.
- 02
Inspect
A full day for a pool villa, with every system tested under load.
- 03
Report
A photographed, graded report within 48 hours, ready to send to the developer or seller.
- 04
Re-inspect
We check every item again once it has been fixed.
We work for the buyer, not the seller.
We take nothing from developers, sellers or agents. On any one unit we act for one side only, so the report is as long, or as short, as the property deserves.
The same fixed fees as Phuket.
Condo inspections from 15,000 THB, two-bed pool villas 30,000 THB, three to four bed pool villas 40,000 THB. Re-inspections from 6,000 THB. No extras added afterwards.
What clients say, in their own words.
For anyone buying property, Michael is exactly the advocate you’ll want in your corner when dealing with developers or contractors. … He knows his stuff, straight talking, no nonsense.
Great service, punctual, detailed and reliable. Highly recommend.
Samui questions.
Yes. A pre-purchase inspection of a resale villa follows the same checklist and report. If the developer’s warranty is still running, we recommend inspecting well before it ends.
Yes. Send us the agent’s contact and we’ll arrange the date and access with them directly.
We inspect them visually and functionally, without opening enclosures: mounting, roof penetrations, isolators, breakers, earthing and the inverter’s data. A formal load and efficiency test is for a licensed solar or electrical engineer, and the report will say if one is needed.

Tell us the property, the location and your timeline. We’ll confirm a fixed fee and a date that works.
