UK-qualified · Working to UK standards
Every unit inspected, every unit signed off.
Multi-unit snagging for developers, contractors, fit-out firms and investors: the same published checklist and UK-standard report, applied unit by unit across a block, a phase or a whole development.
Find the defects before the buyer does.
A defect found by a buyer at handover costs more than the repair. It costs a delayed completion, a held-back final payment and, often, a public review. Inspecting every unit before it is offered for handover moves that conversation to where it belongs: between you and the trade that has to fix it.
We inspect each unit against the same published checklist we use for buyers, record every defect with a photograph, location, severity and remedy, and re-inspect until the unit is clear. You get a report for every unit and one schedule across the whole package, so site teams know exactly what is outstanding, and where.
For whoever answers for the finish.
- 01
Developers
Pre-handover sign-off for a block, a phase or a full release, so buyers walk into units that have already been snagged.
- 02
Contractors and fit-out firms
Independent sign-off of your installed works — joinery, kitchens, wardrobes, doors and finishes — before you hand back to the main contractor or developer.
- 03
Investors buying several units
One inspection programme across every unit you are buying, with a single schedule to hand to the developer before the final payment.
- 04
Property managers and owners
A documented condition baseline across a building at handover, or before its defects-liability period ends.
One standard, applied unit by unit.
- Every unit inspected against the published checklist, to UK standards
- A photographic report for every unit, issued within 48 hours of each inspection day
- One defect schedule across the package, by unit, trade and severity
- Checklist extended to match your specification and finishes schedule
- Re-inspection of rectified items until each unit is clear
- A signed sign-off sheet for every unit that passes
Four steps, to your programme.
- 01
Scope
Tell us the number of units, the unit types and your programme. We agree the checklist, the order of work and a fixed fee per unit.
- 02
Inspect
Units are inspected in batches to suit your site programme, with every service tested under load.
- 03
Report
A report for each unit and the package schedule, so trades can start on the list straight away.
- 04
Sign off
We re-inspect rectified items and sign each unit off once it is clear.
One side of each unit, never both.
We inspect for developers and contractors as well as for buyers, and one rule keeps that honest: on any single unit we act for one side only. If we have signed a unit off for you, we will not inspect that unit for its buyer, and we will not inspect a unit for its developer where we already act for the buyer. Every report says at the top who commissioned it.
Quoted per package, priced per unit.
Every package is quoted at a fixed fee per unit, agreed before work starts. The more units in the package, the lower the rate per unit, and re-inspections are priced in the same quote so there are no surprises at sign-off.
What clients say, in their own words.
For anyone buying property, Michael is exactly the advocate you’ll want in your corner when dealing with developers or contractors. … He knows his stuff, straight talking, no nonsense.
Great service, punctual, detailed and reliable. Highly recommend.
Multi-unit questions.
No. Any group of units inspected together on one programme can be quoted as a package. For a single property, the standard fees on the pricing page apply.
Yes. The published checklist is the baseline, and we add items from your specification, finishes schedule or sales contract, so the sign-off matches what buyers were actually promised.
Across Phuket and Koh Samui. Developments elsewhere in southern Thailand are quoted individually.
