Every figure below is the full cost of one inspection and the report that follows it. Payment falls due when the report is delivered, so you see the work before you pay for it.

Fees are per visit and include the photographic report. Payment is due on delivery of the report.
A list issued to a developer is a request. A list checked item by item against a returning surveyor is an obligation. We come back once the developer says the work is done, verify every reference number individually, and issue an updated report showing three columns: fixed, fixed badly, ignored. That report is what you hold the final payment against — and in our experience it is the visit that recovers the cost of the first one.

Re-inspection is priced at approximately 40 percent of the original inspection fee and is available to clients of a first inspection.
Villas larger than four bedrooms, houses with multiple plant rooms or extensive landscaping, and estates or multi-unit portfolios are priced on request. Send the floor area, bedroom count and location and you will have a fixed figure the same day.
Inspections are carried out island-wide across Phuket with no travel surcharge. Properties beyond Phuket — Phang Nga, Krabi and the surrounding provinces — are quoted individually to cover travel and, where the distance requires it, an overnight stay.
If you would like the inspector present at the developer’s handover walkthrough as well as at the inspection, that is arranged at the time of booking and quoted separately according to the time required.
This is a defect and quality inspection. It establishes whether the property has been built and finished to an acceptable standard and what needs putting right. It is deliberately not three other things, and if you need any of them you should appoint the relevant professional in addition.
We map, classify and photograph cracking and movement, and we will tell you clearly when something needs engineering input. We do not carry out structural calculations or issue a structural opinion. For that, appoint a licensed structural engineer.
Title, land office searches, chanote verification, company structure, lease terms and contract review are legal work. Appoint a Thai property lawyer. We will happily supply the report to your lawyer and answer their questions on it.
We do not give an opinion on what the property is worth or what it will be worth. For a market valuation appoint a licensed appraiser. The report will, however, give you a clear picture of the cost of the outstanding work.
The inspection is non-destructive. We do not lift finishes, open up construction or excavate. Where something cannot be seen and matters, the report says so, says why, and recommends what opening up would be needed.
Send the property type, the development and the date on your handover letter. You will have a fixed fee and the available dates by return.
