The same independent inspection, the same report and the same fixed fees as Phuket, for villas and condos on Koh Samui.
Buyers on Koh Samui face the same problem as buyers in Phuket: a new villa or condo that looks finished, a handover date, and a final payment that is the only leverage they have. Too often the only walk-through before signing is the one done with the developer’s own team.
We inspect on Samui exactly as we do in Phuket — the published checklist, every service tested under load, thermal and moisture survey, and a photographic report within 48 hours that a site manager can work from without asking a single question. The fees are the same too.
The checklist is the same; where the problems cluster is not.
Many Samui villas sit on sloping plots with cut-and-fill platforms. We look closely at retaining walls, weep holes, surface-water routes and the drainage that is meant to carry storm water past the house rather than into it.
Samui’s heaviest rain usually arrives from October to December, not the months Phuket gets it. A villa handed over in the island’s dry season may not meet a real storm until after the warranty conversation has gone cold, so waterproofing details get extra attention.
Coastal and hillside plots with sea views take salt-laden air. We check balustrades, fixings, AC condenser units and external electrical fittings for the wrong grade of material and early corrosion.
Many properties rely on storage tanks and pressure pumps. We run the system, check pump cycling, pressure at the furthest outlet and how the tank and pump are installed and protected.
Send the development, the property type and the date on your handover letter. We confirm the fixed fee and a date a few days before handover.
Exactly the inspection we carry out in Phuket: the published checklist, thermal camera, moisture meter and every service tested live.
Three hours for a condo, up to a full day for a large pool villa. Every system tested under load. You are welcome to attend.
Every defect photographed, located, graded and given a remedy, ready to hand to the developer before the final payment.
Prices in Thai Baht, inclusive, for a single inspection on Koh Samui and the report that follows it.

No. Inspections on Samui are charged at the same fixed fees as in Phuket, for the same inspection and the same report. There are no extras added afterwards.
Ideally a week or more, so the inspection can be set a few days before your handover appointment. If your handover is sooner than that, tell us the date anyway — we will say honestly whether it can be done.
All of it — Chaweng, Bophut, Mae Nam, Lamai, Bang Por, Lipa Noi, Taling Ngam and the hillside developments in between.
Yes. The same published checklist, the same equipment, the same severity grading and the same report format. The only difference is where we pay closer attention, because Samui builds have their own common weak points.
Tell us the development, the property type and the date on your handover letter. We will confirm the fee and a date that falls before it.
