Phuket Property Care

UK-qualified · Working to UK standards

Checked at every stage, before it’s covered up.

Independent inspections at the key stages of a villa or condo build — foundations, structure, waterproofing, first fix and fit-out — so problems are found while they are still cheap to put right.

01Stage inspections

Most defects are built in months before handover.

By handover day, the membrane under the terrace tiles, the fall of the shower screed, the bonding cable to the pool and the pipework inside the walls are all out of sight. A handover inspection can find the symptoms; a stage inspection finds the cause while it is still open.

We visit at the stages that matter most, check the work against your drawings and specification, and send a dated photographic report after each visit — so anything wrong is raised while it can still be corrected properly, and you have a record of what is behind the finishes.

02Who it is for

For anyone paying for a build.

  • 01

    Off-plan buyers

You are paying in stages for a property you cannot yet see. Stage inspections let you see it — and raise problems before the next payment, not after handover.

  • 02

    Owners building a villa

Your own build, your own contractor. An independent check at each stage tells you whether the work is what you are paying for.

  • 03

    Owners overseas

If you cannot be on site, we can: dated photographs and a written report after every visit, and a straight answer about what we found.

  • 04

    Developers and contractors

Independent quality checks at each stage of your own projects. On any unit we inspect for you, we will not also act for its buyer.

03What we check

The stages that matter most.

  • Foundations and structure: built to the approved drawings, no exposed steel or honeycombed concrete
  • Waterproofing before tiling: membranes, upstands, falls and drains, the visit that pays for itself
  • First fix: pipework, cables and air-conditioning condensate routes before walls are closed
  • Pool shell, plant and equipotential bonding before finishes
  • Fit-out: tiling, doors and windows, fittings against the specification
  • A dated photographic report after every visit, within 48 hours
04How it works

Four steps, to your build programme.

  1. 01

    Plan

Send us the build programme. We recommend which stages are worth a visit and confirm a fixed fee per visit.

  2. 02

    Visit

We inspect at each agreed stage, ideally just before the next layer of work covers it up.

  3. 03

    Report

A photographed report after every visit, with anything that needs correcting set out clearly for the builder.

  4. 04

    Handover

A full pre-handover inspection at the end, with the stage records behind it.

Independence

We inspect the work. We don’t build it.

We do not carry out building work and we take no commission from developers or contractors, so what we report is never tied to who gets paid. On any one unit we act for one side only.

05Fees

A fixed fee per visit.

Stage inspections are priced per visit, agreed before we start, once we know the size of the property and how many stages you want covered. The final pre-handover inspection is charged at our standard fees.

For anyone buying property, Michael is exactly the advocate you’ll want in your corner when dealing with developers or contractors. … He knows his stuff, straight talking, no nonsense.

Great service, punctual, detailed and reliable. Highly recommend.

06Questions

Stage inspection questions.

Many developers allow buyers, or someone acting for them, to visit at agreed stages when it is asked for in writing. It is easiest to agree before contracts are signed. If access is refused, ask your lawyer what your contract allows.

Waterproofing, just before the roof, terraces, balconies and wet rooms are tiled. Water ingress is the most common and most expensive defect in Phuket villas, and almost all of it traces back to details that are only visible at that point.

No. Structural design and sign-off belong to the project’s engineer. We check that the work on site matches the drawings and is built to a proper standard, and we tell you plainly if something needs an engineer’s attention.

Across Phuket and Koh Samui. Projects elsewhere in southern Thailand are quoted individually.

Building or buying off-plan? Check it while you can.

Send us the development or address, the property type and roughly where the build is. We’ll suggest which stages to cover and confirm a fixed fee.
