We publish the paperwork because it is the argument.

Most snagging services keep the checklist behind an enquiry form. Ours is the product, so hiding it makes no sense — if you can see all 163 checks, the method, the severity classes and the schedule the developer signs against, you can judge the inspection before you pay for it. And if you would rather walk the property yourself with a clipboard, take these and do it. You will catch more than you would have without them.

These forms are free to print and use for your own property. They are not a substitute for an inspection with test instruments — a tick box cannot measure a moisture reading, a fall in millimetres or an RCD trip time — but an owner working through them carefully will find a great deal more than an owner walking through an empty room.

Pre-handover inspection sheet

The full on-site checklist with a result column against every check — pass, defect, observation or not applicable — plus a reference number and notes column. Header block for the property, date, inspector and weather. Prints to A4 with the column headings repeating on every page.

Inspection report template

6 page types · A4

The blank report: cover, executive summary with the severity count table, defect pages with photo frames, the services test record, the summary schedule with the developer sign-off column and the re-inspection record. This is the format a rectification list has to be in if a site manager is going to act on it.

03If you are using them yourself

Four things that make a self-inspection actually worth doing.

Go when the light is good

Mid-morning, and take a torch anyway. Low sun raking across a wall shows render and plaster defects that flat light hides completely. Photograph everything you query, with something in frame for scale.

Run every service under load

Do not turn things on one at a time. Run two showers and a tap together. Run every air conditioner for twenty minutes and put your hand under the indoor unit. Fill every basin and bath and watch them drain.

Tap the floor tiles

Work across every tiled floor with a knuckle or a coin. A hollow tile sounds obviously different from a bonded one. Mark them on a plan — a scattered few are normal, a whole room is a defect.

Write it down on the day

A list produced after handover is a complaint. A list dated and issued before you sign is a condition. Put it in writing to the developer, keep a copy, and get an acknowledgement.

A sheet finds what a sheet can find. Instruments find the rest.
