UK-qualified · Working to UK standards
Your building project, run to UK standards.
Twenty years of managing construction projects, now on your side in Phuket and Koh Samui: from getting a developer’s defects fixed properly to running a new villa build from the first drawing to the keys.
Someone on site who knows what good looks like.
Most problems on building projects in Thailand are not caused by bad intentions. They come from nobody on site holding the work to a standard, checking it at the stage when checking is cheap, and writing down what was agreed. That is what a project manager is for.
I spent twenty years in construction, building surveying and project management before moving to Thailand, and I run projects here the way I was trained to in the UK: a clear scope, a programme, an inspection at every stage, and written records you can rely on.
Four ways we can run it for you.
- 01
Defect rectification oversight
After an inspection, we manage the developer’s repairs to completion: agreeing the method with the site team, checking the work while it is open, and re-inspecting every item until it is signed off.
- 02
Fit-outs and renovations
We act as your representative on a fit-out or renovation: scope, contractor quotes, programme, quality checks at each stage, and sign-off before the final payment.
- 03
Site representative for overseas owners
Your eyes on site while you are abroad: regular visits, photo and video progress reports, and a straight answer about what is really happening.
- 04
New builds, start to finish
For owners building a villa or house: from design and contractor selection, through every construction stage, to handover — inspected to UK standards at each step.
Clear from the first conversation.
- 01
Brief
We meet on site or by video and agree what you need, the budget and the timescale.
- 02
Plan
A written scope, programme and fee, so everyone knows what is being delivered and when.
- 03
Manage
Regular site visits, stage inspections and clear written updates you can forward to anyone.
- 04
Hand over
A final inspection and snag list, rectification checked, and the project closed out properly.
We manage the work. We don’t sell it.
We do not carry out the building work, and we take no cut from the contractors we manage, so our advice on who to use, what to accept and what to send back is never tied to who gets paid.
Fixed fees, agreed up front.
Project management is quoted per project: a fixed fee for a defined scope, or a monthly fee for ongoing site representation. You know the cost before we start.
What clients say, in their own words.
For anyone buying property, Michael is exactly the advocate you’ll want in your corner when dealing with developers or contractors. … He knows his stuff, straight talking, no nonsense.
Great service, punctual, detailed and reliable. Highly recommend.
Project management questions.
You get written updates with photographs and video after every site visit, and a call whenever a decision is needed. Nothing is approved on your behalf without your agreement.
No. We work with the contractor you appoint, or help you choose one. Not having our own builders is the point: our job is to hold the work to standard, whoever does it.
Agreeing to fix and fixing properly are different things. We make sure the method is right, check the work while it is still open, and re-inspect each item before it is signed off.
Across Phuket and Koh Samui. Projects elsewhere in southern Thailand are considered individually.
