Own a property here while you’re overseas? We’ll keep an eye on it.
Regular visits to your condo or villa, with a photographed update after each one: signs of leaks, damp or damage spotted early, and the security of the property checked, so you know how it really is while you’re away.
An empty property can’t tell you when something is wrong.
In Phuket and Koh Samui, small problems grow quickly when nobody is there to notice them. A blocked drain sends water against a wall, a failed seal stains a ceiling, a few weeks of damp turn into mould, and a window left on the latch becomes an invitation. By the time you next visit, a cheap fix has become an expensive one.
We visit your property on a schedule agreed with you, check it inside and out, and send you a dated report with photographs after every visit. If something needs attention, you hear about it straight away, with a clear note of what is urgent and what can wait.
For owners who can’t be here.
- 01
Holiday-home owners
Your villa or condo sits empty for months at a time. Know it is secure and dry before you fly back, not when you walk in.
- 02
Owners living abroad
You bought here but live and work overseas. Regular reports give you an independent view of your property between visits.
- 03
Between tenancies
A let property standing empty between tenants still needs watching. Pair it with an inventory when the next tenant moves in.
- 04
New owners after handover
The first wet season shows up defects. Spot them early, while the developer’s warranty can still put them right.
What we check, every time.
- Inside: every room checked for leaks, damp, mould, pests and damage
- Moisture meter readings anywhere that looks or smells damp
- Ceilings below roofs, terraces and bathrooms checked for staining
- Outside: roof and gutters where visible, walls, terraces, drainage and standing water
- Pool and garden areas looked over for anything out of the ordinary
- Security: doors, windows, gates and locks checked, and any signs of entry
- Taps run and drains flushed, so traps don’t dry out and smell
- A dated report with photographs after every visit, with anything needing attention flagged
Simple to set up, easy to follow from abroad.

Tell us about the property
Where it is, what type of property it is, and how often you would like it checked.
- 02
First visit
We record the condition of the property in full, so every later visit has a starting point to compare against.
- 03
Regular visits
We visit on the agreed schedule, follow the same route each time and check the same things, so changes stand out.

Your update
You receive a photographed report after each visit. Anything urgent, we contact you about the same day.
We tell you what we see, not what you want to hear.
A property check is only worth having if it is honest. We report what we find, with photographs, and say plainly what needs attention now, what should be scheduled and what is simply worth watching. If repairs are needed, we can oversee them through our project management service, or you can use your own contractor.
Priced to suit your property and schedule.
Fees depend on the size and location of the property and how often you would like it visited, and are agreed before we start. Many owners choose monthly visits, with extra visits during the rainy season.
What clients say, in their own words.
For anyone buying property, Michael is exactly the advocate you’ll want in your corner when dealing with developers or contractors. … He knows his stuff, straight talking, no nonsense.
Great service, punctual, detailed and reliable. Highly recommend.
Property check questions.
It depends on the property and how long it stands empty. Monthly suits most owners, with more frequent visits during the rainy season, when problems appear fastest. We agree the schedule with you.
Our job is to find and report them clearly, with photographs. If repairs are needed, we can manage them for you through our project management service, or you can use your own contractor.
We agree access with you before the first visit, for example keys held by your building’s juristic office, a property manager or a key safe.
