Buying a resale property? Know what you’re buying.
A resale condo or villa can look perfect on a viewing. An independent pre-purchase inspection tells you its real condition — leaks, damp, electrical safety, the pool and the roof — before you sign and before you agree the price.
A viewing shows you the furniture. An inspection shows you the building.
When you buy a resale property there is usually no developer warranty left to fall back on. Whatever is wrong when you buy it becomes yours to fix. Fresh paint, a staged interior and a sunny viewing day can hide damp, failing waterproofing, tired electrics and pool plant near the end of its life.
We inspect the property against our published checklist, test every service, use moisture and thermal testing wherever a problem is suspected, and send you a photographed report within 48 hours — so you can negotiate on facts, ask the seller to fix things first, or walk away.
For buyers who want the facts first.
- 01
Resale condo buyers
Check the unit itself and the parts of the building that affect it, before the deposit becomes non-refundable.
- 02
Resale villa buyers
Roof, waterproofing, drainage, pool, plant and electrics — the expensive parts of a villa, checked before you commit.
- 03
Buyers overseas
If you cannot view in person, a detailed photographed report shows you what the listing photos do not.
- 04
Investors
Know the likely repair bill before you work out the yield, and use it in the price negotiation.
Everything that costs money to put right.
- Every room and service checked against our published checklist
- Moisture and thermal testing wherever leaks or hidden damp are suspected
- Electrical safety: sockets, earthing and RCDs tested
- Roof, gutters, drainage and external walls on villas
- Pool, plant and electrical bonding on villas
- Photographed report within 48 hours, with defects graded by severity
Fits around your purchase timeline.
- 01
Book before you commit
Ideally after you have agreed a price in principle, but before the deposit becomes non-refundable.
- 02
Arrange access
Your agent or the seller arranges access, with power and water on.
- 03
Inspect
We inspect the property and test every service, inside and out.
- 04
Decide
Within 48 hours you have a photographed report to negotiate with, or to walk away on.
We work for the buyer, not the sale.
We are paid a fixed fee by the buyer, whatever the report says, and we have no interest in whether the sale goes ahead. On any one property we act for one side only, so the report tells you what we found, not what anyone hopes you will hear.
Fixed fees, by property type.
Resale inspections are charged at our published fixed fees: condos from ฿15,000 and pool villas from ฿30,000. Older, larger or more complex properties are quoted before the visit.
What clients say, in their own words.
For anyone buying property, Michael is exactly the advocate you’ll want in your corner when dealing with developers or contractors. … He knows his stuff, straight talking, no nonsense.
Great service, punctual, detailed and reliable. Highly recommend.
Resale inspection questions.
After you have agreed a price in principle and before your deposit becomes non-refundable, so the report can still change your decision or the price.
Yes. Access is arranged through your agent or the seller. Most sellers accept an inspection; reluctance to allow one is worth noting in itself.
No. Title, land office searches, permits and contracts are legal due diligence for your lawyer. We inspect the physical condition of the property.
The report sets out each defect, its severity and the remedy. Repair costs depend on the contractor, so get quotes for anything significant before you finalise the price.
