Pool villa inspection in Phuket, before you sign for it.

An independent pre-handover inspection of your new pool villa: 130–150+ checks, the pool, plant and electrical bonding, the roof with a drone assessment, drainage and every service tested, with a photographed report within 48 hours.

01Pool villa inspections

A villa has far more that can go wrong.

A pool villa is a house, a roof, a garden, a drainage system and a swimming pool, all handed over on the same day. Most of the expensive faults are out of sight: a terrace membrane that stops short, gutters too small for a tropical downpour, a pool with no electrical bonding, retaining walls with no drainage behind them.

We inspect the whole property against a published checklist before you sign: inside and out, the roof from the air with a drone, the pool and its plant, and every service tested under load. Every defect is photographed, located and given a remedy, in a report you receive within 48 hours, ready for the developer while they still need your signature.

02Who it is for

For villa buyers in Phuket and Koh Samui.

  • 01

    New-build villa buyers

Your developer has set a handover date. Get the villa inspected a few days before it, while you still hold the signature.

  • 02

    Buyers living overseas

You can’t walk the villa yourself. We inspect it for you and send a photographed report you can act on from anywhere.

  • 03

    Rental investors

Leaks, pool faults and electrical problems found before handover are fixed at the developer’s cost, not out of your rental income.

  • 04

    Owners already moved in

Still inside the defects-liability period? An inspection now records faults while the developer must still fix them.

03What we check

130–150+ checks, inside and out.

  • Every room: finishes, floors, walls, ceilings, doors and windows
  • Roof and gutters, with a drone assessment of the roof and surrounding grounds
  • Terraces, balconies and flat roofs: membranes, upstands and falls to drains
  • Pool shell, tiling, copings, pump, filter and the plant room
  • Pool and electrical safety: RCDs tested and equipotential bonding checked
  • Water, drainage and hot water, run and timed
  • Every air conditioner run to temperature, condensate drains checked
  • External works: drainage, retaining walls, boundary walls and paving
  • Moisture and thermal testing wherever a leak or hidden problem is suspected
  • A photographed report within 48 hours, every defect graded with a remedy
04How it works

Four steps to a clean handover.

  1. 01

    Book

Send us the development, the number of bedrooms and your handover date. We confirm the fixed fee and a date before it.

  2. 02

    Inspect

Five to six hours for a two-bedroom villa, a full day for three to four bedrooms, with power and water on.

  3. 03

    Report

A photographed report within 48 hours, with every defect located, graded and given a remedy.

  4. 04

    Re-check

Once the developer says the work is done, we come back and check every item. ฿5,000 when booked with your inspection.

Independence

We work for you, not the developer.

On any one unit we act for one side, never both. You pay a fixed fee, whatever the report says, and we take nothing from developers, agents or contractors. That is what makes the report worth showing to the developer.

05Fees

Fixed fees: from ฿30,000.

Two-bedroom pool villas are ฿30,000 and three to four bedrooms ฿40,000, including the full inspection, the drone roof assessment and the photographed report. Add a re-check of the repairs for ฿5,000 when you book them together. Villas over four bedrooms are priced on request.

Simon M.

I contacted Phuket Property Care (Koh Samui branch) to carry out a villa pre-purchase survey in Koh Samui. I was very impressed with how professional Michael was throughout the entire process. … I received a very well presented report which clearly identified all the items surveyed and flagged any observation points and highlighted anything major. … I would highly recommend contacting Michael.

Nanta F.

For anyone buying property, Michael is exactly the advocate you’ll want in your corner when dealing with developers or contractors. … He knows his stuff, straight talking, no nonsense.

Lee S.

Great service, punctual, detailed and reliable. Highly recommend.

06Questions

Pool villa inspection questions.

A fixed fee of ฿30,000 for a two-bedroom pool villa and ฿40,000 for three to four bedrooms, including the drone roof assessment and the photographed report. A re-check of the repairs is ฿5,000 when booked together. The same fees apply on Koh Samui.

As soon as you have a handover date. The inspection should take place a few days before you are asked to sign, so the developer receives the report while they still need your signature.

About five to six hours for a two-bedroom villa and a full day for three to four bedrooms. The report follows within 48 hours.

Yes. The shell, tiling and copings, the pump, filter and plant room, and the electrical safety of the pool, including RCDs and equipotential bonding. Missing bonding is classed as Critical in the report.

Every villa inspection includes a drone assessment of the roof and the surrounding grounds, combined with hands-on checks from accessible positions, the roof space where it can be reached, and moisture and thermal testing of the ceilings below wherever a leak is suspected.

No. If you are still within the developer’s defects-liability period, an inspection records defects that the developer must still fix.
