Condo inspection in Phuket, before you accept the keys.
An independent pre-handover inspection of your new condo unit: around 100 checks, every tap, socket and air conditioner tested, and a photographed report within 48 hours that the developer can work from. Fixed fee ฿15,000.
A new condo can look perfect and still not be finished.
On handover day a new unit is clean, freshly painted and staged to impress. What it hides are the faults that cost money later: a shower that leaks into the wall, a balcony that lets rain under the sliding door, an air conditioner that drips into the ceiling, a socket with no earth, an RCD that never trips.
We inspect your unit against a published checklist before you sign for it, test every service in operation, and record every defect with a photograph, its location and a clear remedy. The report goes to you within 48 hours, ready to hand to the developer while they still need your signature.
For condo buyers in Phuket and Koh Samui.
- 01
First-time buyers in Thailand
You don’t know what Thai handover usually looks like, or what to push back on. We do, and the report says it plainly.
- 02
Buyers living overseas
You can’t be at the handover. We inspect the unit for you and send a photographed report you can act on from anywhere.
- 03
Investors and rental buyers
Defects found before handover are fixed at the developer’s cost, not out of your first year’s rental income.
- 04
Owners already moved in
Still inside the defects-liability period? An inspection now records faults while the developer must still fix them.
Around 100 checks, room by room.
- Water: every tap, shower and WC run, drains timed, no leaks below

- Electrics: every socket tested for polarity and earth, RCDs tripped, lights and switches

- Balcony: threshold, falls, drainage and door seals
- Doors, windows and sliding tracks: operation, locks, seals and glazing
- Floors, walls and ceilings: hollow tiles, cracks, finishes and staining

Re-check
Once the developer says the work is done, we come back and check every item. ฿5,000 when booked with your inspection.
We work for you, not the developer.
On any one unit we act for one side, never both. You pay a fixed fee, whatever the report says, and we take nothing from developers, agents or contractors. That is what makes the report worth showing to the developer.
One fixed fee: ฿15,000.
The fee covers the full inspection and the photographed report for a standard condo unit in Phuket or Koh Samui. Add a re-check of the repairs for ฿5,000 when you book them together.
What clients say, in their own words.
I contacted Phuket Property Care (Koh Samui branch) to carry out a villa pre-purchase survey in Koh Samui. I was very impressed with how professional Michael was throughout the entire process. … I received a very well presented report which clearly identified all the items surveyed and flagged any observation points and highlighted anything major. … I would highly recommend contacting Michael.
For anyone buying property, Michael is exactly the advocate you’ll want in your corner when dealing with developers or contractors. … He knows his stuff, straight talking, no nonsense.
Great service, punctual, detailed and reliable. Highly recommend.
Condo inspection questions.
As soon as you have a handover date. The inspection should take place a few days before you are asked to sign for the unit, so the developer receives the report while they still need your signature.
A fixed fee of ฿15,000 for a standard condo unit, including the photographed report. A re-check of the repairs is ฿5,000 when booked together. The same fees apply on Koh Samui.
About three to four hours on site for a typical unit, with the report delivered within 48 hours.
We check the parts of the building that affect your unit, such as the corridor outside, the balcony and any leaks from above. Lifts, pools and other common facilities are the developer’s and the juristic person’s responsibility, and are not part of a unit inspection.
Most developers in Phuket accept independent inspections. Tell them in writing that your inspector will attend and ask for power and water to be on. If access is refused, raise it with your lawyer before you sign anything.
No. If you are still within the developer’s defects-liability period, an inspection records defects that the developer must still fix.
