Why scale changes everything
A single villa can be snagged in a day and the list handed to one site manager. A condo building with a hundred or more units is a different job. Several trades work through the building at once, units are finished at different times, and each trade wants its work accepted so it can be paid and move on. Without a consistent check, the same defect gets missed in unit after unit, and the developer finds it at the worst possible moment: when buyers start walking in.
What a large project needs is the same standard applied to every unit, a record for each one, and someone whose job is to keep that record moving until every item is closed.
Sunny Moon: our eyes-on-site role for Siam Noble
We are currently working on the Sunny Moon condominium project in Phuket on behalf of Siam Noble, the company responsible for the woodwork across the units. With more than 100 units to complete, Siam Noble needs every unit’s woodwork checked, put right where needed and passed to the developer as complete — without problems coming back later.
Our role is to be their eyes on the project. We inspect the woodwork in each unit against a written checklist, record anything that needs attention with photographs and a clear location, and work with Siam Noble’s site team to get items corrected. Once a unit’s woodwork is checked and passed, it is handed to the developer with a clean record behind it.
What we check in every unit
Fitted woodwork is often the last trade in a unit and one of the most visible to a buyer, so small faults matter. The checks follow the joinery section of our published inspection checklist:
- Fixing of units and carcasses to the structure
- Door and drawer alignment, gaps and consistency along a run
- Hinges, soft-close operation and door swing clearance
- Drawer runners: smooth operation, level and full extension
- Worktop joints, cut-outs, sealing and support
- Wardrobe internals: rails, shelves and fixings
- Handles and ironmongery fitted, aligned and secure
- Panel finish, edge banding, scribes and visible damage
One record across the whole project
Each unit gets its own report, and the whole project sits on one schedule showing which units are clear, which have items outstanding and what those items are. Site teams know exactly where to go next, and the client can see progress at a glance instead of relying on word of mouth. You can see the reporting format in our sample report.
Working with the site team
Finding defects is only half the job. On a large project, the value is in getting them fixed quickly and properly. We agree what needs doing with the site team, check the corrected work, and only pass a unit when it meets the standard. That is the same approach behind our project management service, and our guide to managing defect repairs explains it in more detail.
Independent, and on one side
On any one unit we act for one side, never both. At Sunny Moon we act for Siam Noble on their woodwork, which means our checks are thorough for a simple reason: anything we miss comes back to our client. For developers, main contractors and trade contractors, that same independence makes a sign-off worth something.
Running a large project?
Whether you are a developer preparing a building for handover, a contractor who needs a package signed off, or an investor taking several units, we can inspect every unit to one standard and keep the record until it is clear. See multi-unit inspections for how we price and run it, or read about construction phase surveys if the building is still going up.
